F.S. Almendariz & Associates is a boutique residential design and planning firm serving South Texas. The firm was founded in 1984 by Fernando S. Almendariz in San Antonio, TX.

Over the past 40 years our firm has developed the skills, expertise, relationships, and passion for design that has enabled us to work on over 5,000 residential projects. Additionally, we have a satellite office in Kansas City.

We specialize in custom residential design, and with over 40 years of experience, we also offer an extensive catalog of existing plans to choose from. We also collaborate directly with builders who provide customizable, competitively priced plans - a great option for many clients.
